Selling Your Triple Crown Home and Buying Another at the Same Time
The ways Triple Crown homeowners line up a sale and a purchase: selling first, buying first, contingencies, bridge financing, rent-backs and same-day closings.
Key takeaways
- There are three basic paths: sell first, buy first, or close both on the same day. Each trades certainty for convenience differently.
- Talk to your lender before you list. What you can buy, and whether you need to sell first, decides the plan.
- A post-closing occupancy agreement (a rent-back) can let you stay in your home for a short, agreed time after you sell.
- A home sale contingency lets you buy subject to selling, but it weakens your offer when the market is competitive.
- One team handling both sides keeps the two closings on one timeline.
The three paths
| Path | Good for | Watch out for |
|---|---|---|
| Sell first | A firm budget and a stronger offer on the next home | Needing somewhere to live between homes |
| Buy first | One move, straight into the new home | Carrying two homes, or needing bridge financing |
| Same-day closings | One move without carrying two homes | Tight coordination: a delay on one side delays both |
Selling first
Selling first means you know exactly what you have to spend, and your offer on the next home isn’t tied to selling yours, which sellers prefer. The cost is the gap: you may need a short-term rental or a stay with family, or a rent-back on the home you sold.
Triple Crown resale homes went under contract in a median of 15 days in July to September 2026, so the sale can move faster than many sellers expect. Plan the next step before you list.

Buying first
Buying first gives you one move, but usually means paying for two homes for a while. The common ways to bridge it:
- Qualifying for both payments, if your income and debts allow it.
- A bridge loan or a home equity line of credit on your current home, to fund the down payment.
- A home sale contingency in your offer, so the purchase depends on selling yours. It protects you, but sellers often prefer offers without one.
- Your lender is the right person to compare these. Ask before you start touring homes.
Closing both on the same day
Many move-up sales close the sale in the morning and the purchase in the afternoon, using the proceeds from the first for the second. It works well with careful timing: both contracts need matching dates, and the lender, title company and both agents need to stay in step.
Rent-backs and possession
A post-closing occupancy agreement lets you stay in the home you sold for an agreed period after closing, sometimes free and sometimes for a daily rate, often with a deposit held back. It is negotiated in the purchase contract, so raise it before you accept an offer.
Financed buyers’ lenders often limit how long a seller can stay after closing, so keep the period short.
Why one team for both sides
Selling and buying at once is two negotiations, two inspections, two appraisals and two closings that must line up. When one team handles both, the dates are set together, the offer on your next home is written knowing where your sale stands, and nothing waits on someone else’s schedule.
We help clients sell and buy in and around Triple Crown throughout the year, and we will plan the timing with you and your lender before your home goes on the market.
Questions sellers ask
Should I sell my house before I buy another one?
Selling first gives you a firm budget and a stronger offer on your next home but may mean a short-term place to live. Buying first saves a move but can mean two payments. Your lender and agent can tell you which fits your numbers.
Can I stay in my house after I sell it?
Yes, with a post-closing occupancy agreement negotiated in the contract. It sets how long you can stay, any daily rate and any deposit. Buyers’ lenders often limit how long it can be.
What is a home sale contingency?
A clause in your offer that makes the purchase depend on selling your current home. It protects you from owning two homes, but sellers often prefer offers without one when they have a choice.
Can I close on my sale and purchase on the same day?
Often, yes. The sale closes first and its proceeds fund the purchase. It needs matching contract dates and close coordination between both agents, the lender and the title company.
